Reporting to the VP, Development and working with the Development Team and Director of Sales and Product Development, the Director of Marketing is a seasoned expert with a solid track record in marketing within the Real Estate field. The successful candidate has an innovative, progressive leadership style and the ability to create, direct and execute project and corporate marketing initiatives. The Director of Marketing plays a key role in defining the strategic positioning of the Company to help drive new business and revenue growth. The Director of Marketing is also expected to understand sales processes and work as part of a team with the Director of Sales and Product Development to ensure project sales objectives are met.

Key Accountabilities:

Marketing:

  • Establishes development project identity and positioning within the market
  • Executes upon corporate brand guidelines for the entire Marcon development platform and is the steward of the corporate brand
  • Determine marketing opportunities to increase market share by providing input on evolving consumer demands and trends
  • Develop the marketing strategy for development projects to meet objectives
  • Source, hire and collaborate with outside creative groups
  • Manage the development and production of all creative assets including building model, digital renderings and photography
  • Achieve operational objectives by developing and maintaining marketing budgets and managing all aspects of advertising spend
  • Collaborate with the Development Team and the Director of Sales and Product Development on production, productivity, quality, and customer service standards; resolving issues and challenges; identifying trends; determining system improvements; implementing change
  • Improve product marketability and profitability by researching, identifying, and capitalizing on new opportunities and promoting new product development
  • In collaboration with the Director of Sales and Product Development direct all aspects of development projects and corporate marketing, including Signage, Web Design, Digital Renderings, Photography, Sales Centre Design & all marketing collateral material related thereto, Communication, Advertising, Social Media, Events, and Public Relations Opportunities
  • Create, monitor and update critical paths for all projects
  • Analysis and reporting of ROI on all marketing initiatives
  • Manage advertising schedules across all media platforms and outlets
  • Support in market research activities that help to shape a strategic plan
  • Support in sales centre pathing and PC layout
  • Establish email communication protocols for development projects and corporate communication, provide input to the Director of Sales and Product Development on CRM protocols and best practices

Interior Design:

  • Collaborate with the Development Team and Director of Sales and Product Development to ensure the product developed suits the target market, meets brand objectives and is competitive in the marketplace
  • Provide input on areas of interior design that could become unique selling propositions for the project while respecting functional necessities and cost implications
  • Participate in the advancement of project amenity strategies, and how to market them during the project sales process; oversee research on specific amenity options as required

Corporate:

  • Chief steward of corporate brand with a constant focus on brand quality and integrity in all public facing content
  • Manage maintenance and production of assets for corporate website, SEO initiatives and social media
  • Create and explore opportunities for corporate sponsorship and support which will elevate corporate brand and increase following
  • Collaborate with consultants to refine corporate brand and implement standardized procedures
  • Manage PR efforts with a focus on ensuring Marcon’s core values are represented in all media

Team Management:

  • Hire, train, manage and mentor marketing team members
  • Manage and hold accountable outside marketing consultants as required
  • Problem solve and facilitate team “buy-in” on strategies or ideas

Person Specification:

  • Minimum 5 years of marketing experience in a management role
  • Strong leadership ability and accountability
  • Ability to think strategically, with a creative, innovative approach to tasks
  • Ability to prioritize and coordinate multiple projects and competing work demands, while keeping in mind the big picture
  • Excellent communication and presentation skills
